Linares: a long-term rental designed for yield, not resale

Most conversations about Spanish property investment happen around the same handful of cities. The numbers do not always follow the headlines. A flat in a mid-sized city can produce a stronger yield than a more expensive one in a better-known location, simply because the entry price is lower and the rent is not lower in the same proportion.

The objective was not resale, and not a tourist apartment. It was to maximise rental profitability while keeping renovation costs under control. Every decision follows from that.

A different objective

Selling once, or earning every month

In a flip, the finish has to convince someone who will fall for the property and pay for it once. In a long-term rental, it has to convince someone who will live there for years and pay for it every month. The two goals lead to very different renovations, and confusing them is one of the most common ways to lose money on a rental.

So the first step was not design. It was understanding the local rental market: who rents in Linares, what our flat is compared against, and what tenants are genuinely willing to pay more for.

The renovation

What tenants actually pay for

The work focused on making the property comfortable, functional and attractive, without investing in features that would not generate additional rental income.

▸ A kitchen and bathroom in good condition: these two rooms decide most viewings, and they are where cutting costs comes back to you later.

▸ Durable, replaceable materials: over a ten-year hold, what matters is not how a surface looks on day one but how it looks in year five, and how easily it can be repaired.

▸ Systems that work: heating, hot water, electrics and insulation rarely appear in photographs and consistently affect how long a tenant stays.

▸ A layout that suits the local tenant: the right number of usable rooms for the people actually renting in this area, not the maximum number that fits.

What was left out matters just as much. Premium finishes, bespoke joinery and design features would have added several thousand euros to the budget and not one euro to the monthly rent in this market. In a rental, every euro spent has to justify itself in income rather than in admiration.

The trade-off

A building without a lift, on purpose

Properties without an elevator can often be bought at a more attractive price and carry lower building maintenance fees, which together can produce a higher potential rental yield. That was the case here: the lower acquisition cost created room for a strong return while keeping the rent competitive.

The other side of it

The pool of interested tenants is smaller, particularly on upper floors, and resale can take longer. In a strategy built around income, that works in your favour. In a strategy built around exit, it often does not. Which is why the strategy has to be decided before the purchase, not after.

What made it work

Three decisions behind the yield

  • A low acquisition cost, which is what makes the yield possible in the first place.
  • A cost-efficient renovation, limited to what this particular market rewards.
  • A clear reading of local demand, so the flat was prepared for the tenants who actually exist in Linares.
